So what is driving that decision? Let's compare the two cities and look at the factors influencing today's buyers.

Kelowna has changed dramatically.

Kelowna has experienced tremendous growth over the past decade. In 2016, the city's population was approximately 127,000. Today, the City of Kelowna is home to roughly 166,000 residents, while the Greater Kelowna area has grown to more than 250,000 people.

Vernon has also grown, but at a much more measured pace. The city has increased from roughly 41,000 to nearly 50,000 residents, while Greater Vernon is now home to approximately 73,000 people.

The result is a noticeably different atmosphere.

Kelowna feels larger, busier, denser, and far more urban than it did just a few years ago. For some buyers, that's exactly what they're looking for. For others, it feels further removed from the relaxed Okanagan lifestyle they envisioned.

At the end of 2025, the average single-family home price in Kelowna was approximately $1,094,256, compared to approximately $858,000 in Vernon.

That represents a difference of roughly $236,000, with Kelowna averaging about 27.5% higher than Vernon.

For many buyers, especially retirees, snowbirds, families, and remote workers, that difference means they can purchase a home they truly enjoy while maintaining greater financial flexibility.

Traffic affects quality of life more than most people expect.

One of the most common comments from relocating buyers is how much easier daily life feels in Vernon.

Kelowna's rapid growth has brought increased congestion along Harvey Avenue, heavier bridge traffic, crowded shopping districts, and ongoing construction throughout the city.

Even after the completion of the William R. Bennett Bridge in 2008, population growth has continued to outpace much of the transportation infrastructure.

Meanwhile, Vernon has experienced slower, more manageable growth.

While Kelowna has evolved into a larger metropolitan centre with high-rise developments and rapid growth, Vernon has maintained much of its small-city character.

For buyers leaving larger urban centres, that community atmosphere is often more important than they expected.

You don't have to sacrifice the Okanagan lifestyle.

Some buyers assume choosing Vernon means giving something up compared to Kelowna, but that's rarely the case.

Kalamalka Lake, in particular, remains one of the North Okanagan's greatest lifestyle advantages with its remarkable turquoise water and outstanding recreational opportunities.

Kelowna is still an excellent fit for many buyers.

This isn't about declaring one city better than the other.

Kelowna remains an excellent choice for buyers seeking:

  • More nightlife and entertainment.

  • Expanded shopping and urban conveniences.
  • A more metropolitan lifestyle.

For many people moving from major cities like Vancouver or Calgary, Kelowna may feel like a more comfortable transition.

However, Vernon often appeals most to:

  • Buyers seeking a calmer, lower-stress lifestyle.

The right city depends on the lifestyle you want.

Both Kelowna and Vernon offer exceptional Okanagan living, but they deliver very different experiences.
