This isn't about which city is objectively "better." The real question is: Which city is better for you right now?

If we are looking strictly at dollar-for-dollar value, Calgary is the clear winner.

• More Square Footage: You will get significantly more home for your money in Calgary, whether you're looking for a newer detached home or an entry-level property.

• No Property Transfer Tax (PTT): In BC, the property transfer tax can add thousands of dollars to your upfront closing costs. For buyers moving from Alberta, this is often a shocking and unwelcome surprise.

• Lower Day-to-Day Expenses: Alberta has a long-standing reputation for lower taxes, cheaper fuel, and more affordable overall household costs.

However, Vernon buyers aren't usually buying based on square footage alone. They are paying for proximity to Okanagan and Kalamalka lakes, golf courses, wineries, world-class ski hills, and a built-in "weekend getaway" feeling that is part of ordinary Tuesday life.
